Builders warranty inspection

A builder’s warranty inspection is a comprehensive evaluation of the property's visible condition. Our inspectors will identify and report any noticeable major, minor, structural, and safety defects, similar to the assessment conducted during your final handover inspection. Your report will highlight visible defects that should not typically be present in a newly constructed property or during the builder’s warranty period.

The builder is responsible for rectifying any defects in workmanship or materials supplied under the contract if notified within four months of practical completion (or a longer period if specified in the written contract). However, you and the builder may agree in the contract to exclude certain defects from this

What is Builder’s Warranty Insurance?

Builder’s warranty insurance, obtained by builders before starting construction or renovations, provides coverage for property owners against incomplete or defective workmanship and materials. The duration of coverage varies by state and generally falls into two categories:

  1. Shorter Coverage for Non-Structural and Minor Defects
These defects can be identified before or after handover. While they may not affect the property’s structural or functional integrity, they should not be present in a newly constructed property.

  2. Longer Coverage for Structural and Major Defects
These defects may emerge before or after handover and can impact the property’s structural and functional integrity. They should not be present in a building within the warranty period.

What Is Not Covered in a Builder’s Warranty Inspection?

A builder’s warranty inspection focuses on identifying visible defects but does not cover:

  • Damage and defects caused by general wear and tear
  • Issues or damage resulting from misuse, neglect, or abuse of the property
  • Repairs, modifications, or alterations carried out by third parties after construction

A builder’s warranty report provides a comprehensive list of visible defects identified at the time of inspection, helping you address issues within the warranty period.

How Do I Use My Builder’s Warranty Report?

Once you receive your builder’s warranty report:

  1. Review the Findings – Carefully go through the report and highlight any defects you want to raise with your builder.
  2. Lodge a Claim – Notify your builder of the defects within the required timeframe, providing the report as supporting documentation.
  3. Seek Professional Advice – Builder’s warranty policies and legal requirements vary by state, so consult a legal or industry professional for guidance if needed.
  4. Follow Up – Ensure that the builder addresses the defects within the agreed timeframe, and document all communications for reference.

Addressing defects promptly helps protect your investment and ensures your home meets the expected quality and safety standards.
