SPECIALIST BUILDING INVESTIGATIONS PERTH
Forensic Building Inspections
When a building defect is difficult to explain, simply identifying the visible damage is not enough. A forensic inspection looks deeper into the evidence surrounding the problem.
Inspector Group investigates cracking, moisture intrusion, building movement, slab and floor issues, recurring defects and unusual building problems throughout Perth.
The focus is on understanding how the visible defects relate to the building, surrounding site conditions and other accessible evidence. The objective is to provide a clearer picture of what may be occurring and identify where further specialist investigation is warranted.
DETAILED DEFECT INVESTIGATION
What Is a Forensic Building Inspection?
A forensic building inspection is a targeted investigation into a particular building defect or group of related defects. Rather than inspecting a property only for general condition, the investigation concentrates on understanding a known or suspected problem.
For example, visible moisture staining may be located inside a room, while the contributing source may be associated with an external wall, roof detail, plumbing installation or another nearby area. Likewise, a crack in one wall may need to be considered alongside floor levels, doors, windows, external masonry, drainage and ground conditions.
The investigation therefore follows the evidence beyond the location where the defect first becomes visible.
WHEN IT CAN BE USEFUL
WHAT WE INVESTIGATE
Building Defects Require Different Types of Investigation
There is no single checklist for every forensic inspection. The areas examined depend on the defect, the construction of the property and the evidence found during the investigation.
Cracking & Building Movement
Investigation of diagonal, horizontal, stepped and other cracking patterns together with related movement to walls, floors, ceilings, doors and windows.
Moisture & Water Entry
Moisture testing and assessment of surrounding areas where dampness, staining, deterioration or suspected water penetration is present.
Slab & Floor Movement
Assessment of visible slab cracking, uneven floors, cracked finishes, displacement and related defects that may indicate movement.
Internal Defects
Detailed inspection of relevant walls, ceilings, wet areas, floors, openings and other accessible internal building elements.
External Defects
Investigation of brickwork, render, external cracking, drainage, ground levels, openings and other exterior conditions associated with the problem.
Recurring & Unexplained Problems
Investigation where repairs have not resolved the issue, defects repeatedly return or the visible symptoms do not clearly identify the underlying problem.
OUR APPROACH
Follow the Evidence. Don’t Start With the Answer.
Building defects can be misleading. The location of visible damage is not necessarily the source of the problem, and similar-looking defects can develop for different reasons.
A forensic investigation considers the relationship between the defect, the building construction and the surrounding conditions before conclusions are drawn.
METHODICAL INVESTIGATION
From the Visible Symptom to the Bigger Picture
The investigation is structured around the specific problem rather than a generic inspection checklist.
Understand the Problem
Establish what has been observed, where it occurs and any relevant history of the defect or previous repairs.
Inspect & Test
Examine the relevant accessible areas and carry out appropriate non-destructive testing where applicable.
Connect the Evidence
Compare cracking, moisture, movement, construction and site conditions to identify relevant patterns.
Report the Findings
Explain the observed evidence clearly and identify where additional specialist investigation may be required.
EXPERIENCE MATTERS
Forensic Inspection Is More Than Using a Moisture Meter
Diagnostic equipment can provide useful information, but equipment alone does not explain a building defect. The value comes from understanding construction, recognising defect patterns and knowing which observations are relevant to the problem being investigated.
CLEAR REPORTING
Evidence First. Conclusions Second.
The purpose is to provide useful information without overstating what can be established from a non-destructive inspection.
Knowing When Another Specialist Is Needed Is Part of the Investigation
Some defects can be reasonably assessed from the visible evidence and appropriate non-destructive testing. Others may require destructive investigation, structural engineering, plumbing investigation, laboratory testing or another specialist discipline. Where the available evidence does not support a definite conclusion, that limitation should be clearly identified rather than replaced with guesswork.
