PRE-PURCHASE BUILDING INSPECTIONS PERTH
Pre-Purchase Building Inspection Scope and Fees
Our pre-purchase building inspection provides a visual assessment of the accessible areas of the property to identify significant defects, structural concerns, moisture-related issues and general maintenance items before you purchase.
01 Structural Integrity
Accessible structural components are visually assessed for evidence of significant movement, deterioration, damage or defective workmanship.
02 Roof Exterior and Drainage
The accessible roof exterior and roof drainage components are visually inspected for deterioration, defects and conditions that may contribute to water entry.
03 Roof Void
The roof void is inspected where safe and reasonable access is available. The inspection is limited by insulation, stored items, low clearances and inaccessible areas.
04 Internal Areas
Accessible internal rooms and building components are visually inspected for defects, deterioration and maintenance concerns.
05 External Areas
External building elements and accessible site areas are assessed for visible defects, deterioration and conditions that may affect the property.
06 Moisture Assessment to Accessible Wet Areas
Accessible wet areas are visually assessed and moisture readings are taken where considered appropriate. This is a non-invasive assessment and does not confirm the condition of concealed waterproofing.
07 Subfloor — Where Accessible
Where safe and reasonable access is available, the accessible subfloor is inspected. An additional fee may apply where the inspector is required to crawl beneath the building.
08 Timber Pest Inspection Optional add-on +$200 incl. GST
Add a timber pest inspection to assess accessible areas for evidence of timber pest activity, damage and conditions that may increase the risk of infestation.
The inspection is visual and non-invasive and is limited to areas that are safe and reasonably accessible at the time of inspection. Furniture, stored items, insulation, vegetation and restricted access may prevent inspection of some components.

The EPG add-on provides additional basic operational checks of accessible services, fixtures, systems and selected appliances at the property. It is designed to provide buyers with additional information about items that are generally outside the primary scope of a standard building inspection.
Electrical
Basic operational checks of accessible electrical fixtures and fittings.
Plumbing
Accessible plumbing fixtures are operated to identify obvious functional concerns.
Hot Water System
Basic operational and visual assessment where the system is connected and accessible.
Air Conditioning
Installed systems are operated where controls are available and operation is permitted.
Kitchen Appliances
Selected installed appliances are briefly operated where connected, accessible and permitted.
Gas
Basic operational checks of accessible gas-related items where gas is connected and testing is permitted.
Safety Switches / RCDs & Smoke Alarms
Accessible safety switches/RCDs and smoke alarms are recorded where visible. This does not constitute specialist electrical compliance testing.
EPG testing can only be completed where the relevant services are connected, the items are safely accessible and permission is provided to operate them. Some selling agents, sellers or property managers may not permit certain electrical, plumbing, gas, air-conditioning or appliance items to be operated or tested. Where permission or access is not available, the affected items cannot be tested and will be recorded accordingly in the inspection report.
The EPG inspection is a basic operational and visual assessment of accessible items at the time of inspection. It is not an exhaustive technical assessment, servicing inspection, safety certification or certificate of compliance. Operation at the time of inspection does not guarantee future performance. Where a significant concern is identified, further assessment by an appropriately licensed electrician, plumber, gas fitter, air-conditioning technician or other relevant trade may be recommended.
