Independent building stage inspections help identify visible construction defects before work is covered or the next stage begins. Select a stage below to view the price, scope and typical inspection items.

01 Slab Stage Inspection $380 incl. GST

The slab stage inspection is completed before the concrete pour to assess visible preparation, reinforcement and service installation against the available plans and applicable construction requirements.

Slab dimensions and general layout Reinforcement placement and coverage Concrete preparation and edge formwork Compaction of the prepared base Termite management components Plumbing and electrical penetrations Control joint positioning where applicable Visible compliance with plans and requirements
02 Brickwork — Wall Height Inspection $400 incl. GST

This inspection is completed when the external and internal masonry has reached wall height and before the next major construction stage proceeds.

General wall alignment and level Brick ties and visible fixing arrangements Lintels above doors and windows Door and window opening dimensions Movement joints where required Visible masonry workmanship Wall cavity conditions where accessible General conformity with available plans
03 Roof Frame Inspection $380 incl. GST

The roof frame inspection is completed after the roof framing has been installed and before it becomes concealed by roof coverings or ceiling linings.

General roof framing installation Rafters, trusses and supporting members Bracing and tie-down connections Member spacing and alignment Struts, underpurlins and collar ties Visible fixing and connection details Openings and service penetrations Assessment against AS 1684 where applicable
04 Lock-Up — Pre-Plaster Inspection $400 incl. GST

The lock-up inspection is completed before plasterboard and other internal finishes conceal important building components.

External walls, cladding and masonry Roof coverings and visible flashings Windows and external doors Wall wrap and insulation where visible Eaves, gutters and downpipes Moisture entry points and visible gaps Internal framing before concealment General completion of the building envelope
05 Practical Completion — Handover Inspection $699 incl. GST

The Practical Completion Inspection is completed when construction is substantially complete and before the client accepts handover of the new home.

Internal walls, ceilings and cornices Painting, tiling and finishing quality Doors, windows and cabinetry Plumbing fixtures and visible fittings Wet-area finishes and sealant External finishes and completed works Incomplete or visibly defective items Photographic findings for builder rectification
Pricing note

Prices are based on a standard 4 × 2 single-storey home and may vary for larger, multi-storey or more complex builds. Building plans may be requested before confirming the final fee.
